Cherokee Virtual Spec Building and Smart Site

 

The Site is 15 acres located at the intersection of Highway 59 and 545th Street Borderline Drive in Cherokee, Iowa. Quick access to US Highway 59 from Borderline Drive makes this a desirable location. Potential rail access is just south of the site, and the Cherokee airport is immediately across US Highway 59. The City of Cherokee provides water and sanitary sewer service, and both natural gas and electrical services are adjacent to the site.

 

The Virtual Building is designed for manufacturing operations but can be adapted for a distribution facility as well.  It is designed as a 50,000 square foot facility with 24 to 34 foot ceiling heights, four loading docks, and 5,500 square foot of office space. As proposed, the Virtual Building can be constructed in six months based on a timeline that has been developed by Project Architects.  It can also be expanded to 100,000 square feet.
